5 Tips for Real Estate Marketing

Email newsletters are some of the most effective marketing campaigns you can do! Why? Because you’re staying top of mind as an industry expert to your current database. Agents lose clients all the time because people “forget they were a real estate agent.” You can combat this with a monthly newsletter sent directly to your client's inboxes.


What do you send? There are a variety of different topics you can talk about in your newsletter, but some good options are:

  • The Current Real Estate Market

  • Listing Activity (Just Listed, Just Sold, Coming Soon)

  • Local Events

Social Media

Interact with your clients and prospects! Social media is a great place to interact with and engage your audience. You can use social media to answer common questions, share tips and advice, or just give a brief update about what's going on.


Promote your brand. Social media is a great way to promote yourself as an agent in your area. Showcase your listings and brag about your excellent sales record if you have one!


Develop new business through networking opportunities. Post regularly and consistently — potential clients will begin to trust you over time, leading to more business down the road.


Make reels and TikToks! I know video making is complex, but it’s super rewarding. Video marketing is the way of the future, so it’s good to get used to being in front of a camera. Look at trending audio and create your version of what’s popular!


Direct Mail

Direct mail can be an integral part of your marketing strategy, but should really only be used in conjunction with other marketing and not as a stand-alone piece. Direct mail is a great way to get in front of current and potential clients. It helps agents stay top of mind to their sphere of influence so when they are ready to buy or sell you’re the one they go to.


In terms of what you should include in your direct mailings, consider these tips:

  • Include compelling copy that is also fun to read. The readers will open and pursue your mailing because they'll want to learn more about you or find out more about a particularly interesting property. Also, talk about your experience and why they should hire you.

  • Include high-quality photos! No one wants to look at a blurry, non-professional photo so make sure you’re using high-quality photography for your print items as once they are printed there is no going back.

  • Include tracking parameters like QR codes so you can track your success on your campaigns! This will help you determine the ROI of your campaigns and also make your direct mail pieces interactive.


Neighborhood Branding

It's essential to establish your presence in the neighborhood. People searching for homes online often start by searching for a general region. Once they find an area that looks interesting, they'll usually dig deeper into neighborhoods, looking at schools, local restaurants, and more—and most importantly, reading reviews of the area from residents to see what the community is like. As a REALTOR®, you can establish that you’re a local expert by contributing information about your neighborhood and city. When buyers see that you know your stuff, they're likely to reach out to you to ask questions or schedule a showing when they're ready to buy.


As with any branding project, it's important to plan before diving in headfirst. You should be able to answer these questions about your brand before you begin:

  • What is my goal?

  • How will I get there?

  • Who is my audience?


Promo Items

Having promotional items to give your audience is a great way to get your name out there. If you’re hosting a neighborhood event you can hand out water bottles or fun stickers with your info. Some tips for your promo items:

  • Be thoughtful.

  • Think of what your customers would want, and try to get the useful or valuable items. The more they use it, the more they’ll think of you!

You could also get some shirts for your team members to wear at open houses or when out running errands so that they are always promoting your brand! While clothing is a popular giveaway item because it has high perceived value and people can wear it repeatedly, this strategy works best when used sparingly—and especially true when promoting an individual real estate business rather than a national brand.


Real estate marketing is tricky, but small efforts can pay off.

The first step in marketing your real estate business is finding the right target audience for you. You’ve got a lot of competition out there, so consider how you can make yourself stand out from the crowd. Do you specialize in selling properties to first-time homebuyers? Are you known for being an expert on historic homes? Find your niche, and then focus your efforts on marketing to that group.


After you’ve identified who you are trying to reach, it’s time to determine how best to get their attention. What platforms do they use most often? Consider spreading your message across multiple channels: social media, email newsletters, and mailers are all worth testing out to see if they fit with your business plan.


Don't spread yourself too thin by trying every platform available. Be strategic about where you invest time and money, and keep an eye on what's working by tracking metrics along the way!
